An Electrical Installation Condition Report (EICR) assesses the condition and safety of the property's fixed electrical installation. If the report recommends a shorter inspection interval, this should be followed.

Landlords in Scotland are required to ensure electrical appliances they provide as part of the tenancy are safe. The electrical safety inspection requirements include in-service inspection and testing of electrical equipment, commonly known as PAT testing. This can include landlord-provided appliances such as kettles, washing machines, fridges, televisions and other portable electrical equipment.

Scottish requirements generally include a smoke alarm in the main living room, a smoke alarm in every circulation space such as hallways and landings, and a heat alarm in every kitchen. Smoke and heat alarms must be ceiling mounted and interlinked so that when one alarm activates, the others also sound.
