Private landlords in Scotland are required to have an electrical safety inspection carried out before a property is let and at intervals of no more than five years. An Electrical Installation Condition Report (EICR) assesses the condition and safety of the property's fixed electrical installation. If the report recommends a shorter inspection interval, this should be followed.

Landlords in Scotland are required to ensure electrical appliances they provide as part of the tenancy are safe. The electrical safety inspection requirements include in-service inspection and testing of electrical equipment, commonly known as PAT testing. This can include landlord-provided appliances such as kettles, washing machines, fridges, televisions and other portable electrical equipment.
Our landlord compliance packages include PAT testing for a set number of appliances, with additional items available as an optional add-on.

Scottish requirements generally include a smoke alarm in the main living room, a smoke alarm in every circulation space such as hallways and landings, and a heat alarm in every kitchen. Smoke and heat alarms must be ceiling mounted and interlinked so that when one alarm activates, the others also sound.
The exact number of alarms required will depend on the size and layout of the property.
